Rosehill Racecourse Mini City Redevelopment Proposal Takes a Step Forward

The ambitious plan to transform Sydney’s Rosehill Gardens racecourse into a thriving mini city of 25,000 homes has received initial approval from the NSW government. The Australian Turf Club (ATC), which proposed the redevelopment, has announced that the project has progressed to stage 2 of the unsolicited proposals process.

Although this approval does not guarantee the government’s acceptance of the proposal, it signifies the significant interest generated by the plan. The project will now undergo further development and planning to refine and define the vision of the proposed mini city.

A Vision for Rosehill Gardens

The exciting proposal aims to relocate the existing racecourse and transform the Western Sydney site into a vibrant entertainment precinct, residential area, and potential metro location. The announcement of the plan in December last year created a buzz of anticipation.

In addition to the mini city concept, the ATC has also proposed the development of a Centre of Excellence training and stabling facility at Horsley Park. Furthermore, it plans to improve existing facilities at Warwick Farm, Canterbury Park, and Royal Randwick. There is even a possibility of creating a new racetrack elsewhere in Sydney.

The cross-government assessment panel involved in the evaluation of the proposal has recognized the ATC’s unique position to deliver a significant housing outcome. The proposal will undergo quantitative due diligence in stage 2 to ensure a value for money outcome.

The Road Ahead

ATC members have been informed of the latest update through a letter from the board’s chairman, Peter McGauran. They will be given the opportunity to vote on the plan later this year. However, it’s important to note that progression to stage 2 does not ensure the proposal’s advancement to stage 3, which entails negotiation of a final binding offer.

Mr. McGauran emphasizes that all members will have access to the necessary information and facts before the voting process takes place. The fate of the detailed proposal will be determined by either the NSW government or the ATC based on the outcome of stage 2.

As Sydney eagerly awaits the finalization of plans for Rosehill Gardens, this exciting development represents a potential transformation of the area and an opportunity for economic growth and urban enhancement.
